Sertolovo

(Finnish: Sierattala) is a city (since 1998) in the Vsevolozhsk district of the Leningrad region. Founded in 1936 as a military settlement in the border zone on the site of a former Ingrian village, the inhabitants of which were deported.

Population 45.16 thousand people. (2011). About 70% of the population are military personnel and members of their families—several training military units are stationed in Sertolovo.

History of Sertolovo

The village “borrowed” the name “Sertolovo” from the village, which received its name from the Sirotale River, flowing in the Sertolovo-2 area. The village of Sirotala has been known since the beginning of the 16th century, first mentioned in the Novgorod scribe book of the Vodskaya Pyatina in 1500. The toponym is of Baltic-Finnish origin, presumably derived from the words siro - “elegant” and talo - “house”, “estate”.

  • In 1936-1937, military units of the 70th Infantry Division began to arrive in the Sertolovo-1 and Sertolovo-2 areas: an artillery regiment, a tank battalion, and a rifle regiment.
  • After the war, 5 four-story houses, private houses and dugouts remained in Sertolovo.
  • From 1945 to 1950, 36 individual houses were built.
  • From 1957 to 1960, 24 four-story buildings and 4 sixteen-apartment buildings were built.
  • In 1966, construction of standard houses began.
  • In 1968, gasification of the village began.
  • In 1969, two wells were equipped and the village received a round-the-clock water supply.

Division by three

Army units are located here to this day - mainly signalmen and electronic warfare specialists. They have a very direct impact on the life of Sertolovo, if only because the territory belonging to the military divides the city into several parts and complicates logistics for local residents: they have to move several kilometers to resolve everyday issues. In Sertolov kindergartens, 50% of children are from military families.

By the way, not all military units are active. A number of areas are abandoned, which negatively affects the living environment - there have been large fires in abandoned buildings in recent years.

In fact, there is no single settlement; the city consists of several separately located microdistricts. There is, first of all, Sertolovo-1 (or “big Sertolovo”), buildings of the Soviet period predominate here - almost all of them are panel buildings: “ships”, Khrushchev buildings, etc. Mostly the houses are no higher than five floors, but already in the 90s They also began to build nine-story buildings of the Kontakt-SP series produced by the local 211th Reinforced Concrete Products Plant. The tallest buildings in Sertolovo-1 are 14-story, practically skyscrapers by local standards. There are only two of these in the city.

– Khrushchev buildings are approximately the same everywhere, whether in the metropolis or here. Small rooms, poor sound insulation, cold in the apartment in frosty weather - all this is relevant for us. Therefore, when the opportunity arose to pay extra and move to a more modern house (albeit also a panel house), we immediately did it - and do not regret it. I would never live in an anthill - I like it in Sertolovo precisely because high-rise buildings do not pressure me, and there is a real forest right behind the house. There I repeatedly saw hares and roe deer. And even a moose once - from afar.

There are two residential complexes under construction in “Bolshoy Sertolovo”: this is the residential complex “Avenue” with a completion date in the first quarter of 2021 and the residential complex “Chisty Ruchey” - the commissioning of its seven phases is planned from 2021 to 2021. The latest new building can easily be classified as an integrated territory development project (IDT).

Having driven a couple of kilometers further north along the Vyborg highway, we find ourselves in Sertolovo-2, and after another kilometer - in the Chernaya Rechka microdistrict. Both territories are being comprehensively developed respectively (residential complex “Novoye Sertolovo”, commissioning of the remaining phases in 2019–2020) and “Rosstroyinvest” (residential complex “Zolotye kupola”, houses commissioned).

The latter, however, having commissioned three stages of its complex, has decided to postpone the launch of subsequent ones on the market. The main task of the developer now is to commission a kindergarten as part of the complex. This event is announced for the spring.

The Great Patriotic War

At this time, the rear areas of artillery units, medical battalions (6 hospitals), and military warehouses were located on the territory of the village. At the beginning of 1944, courses for junior lieutenants of the 23rd Army were located in the barracks of the military town of Sertolovo-2. In June 1944, the 69th Guards Rifle Division, as part of the 23rd Army, began an attack on the enemy from the borders of the village. The 63rd Guards Division was commanded by General N.P. Simonyak. The division, having completed its task of liberating the Karelian Isthmus and the Baltic states, returned to Sertolovo in 1945.

After the war, military units had clubs where they showed films, organized dance evenings, and organized amateur art performances. In 1958 On the initiative of enthusiasts, a reservoir was created. The land was cleared of peat and trees, and a dam-like dam was built. Starting this year, city festivals began to be held in the area next to the reservoir. Residents actively began to improve the village. The first park in the village appeared between houses No. 1, 2, 3, 4, 5, 6 on Larina Street. The House of Officers was opened in October 1965. Pilot cosmonauts Volynov and Khrunov took part in the laying of the Alley of Cosmonauts in 1970 (this is the name of the alley of trees at the transition between the House of Officers and School No. 1). 1998 - a children's art school was organized. 2002 - the church was built. 2005 - construction of a sports and entertainment center on Central Street was completed. July 2007 - construction of “F.O.K.” began next to school No. 2 — physical culture and health complex. June 2008 - construction of F.O.K. was completed, its opening and commissioning is scheduled for September 1.

Cheaper and more environmentally friendly

Thus, today in Sertolovo (if we take the entire city as a whole), three residential complexes are under construction. At the same time, two new buildings belong to ICT projects. Not only a lot of housing is being built here (more than 3 thousand apartments in each building), but also schools, kindergartens, parking lots (mostly open, since underground ones are extremely rare in low-rise residential complexes), new streets and recreational areas.

Price tags in the main part of the village and its more remote areas are noticeably different. In Sertolovo-1 studio 24 sq. m in an almost finished new building will cost 2 million rubles, a 37-meter one-room apartment will cost 2.2 million rubles. In Sertolovo-2, they will ask only 1.5 million rubles for a studio, although its area will barely exceed 20 square meters. m. At earlier stages of construction, you can easily find even more economical options.

For example, in a house with a completion date of autumn 2021, the developer offers a studio for 1.12 million rubles, a one-room apartment for less than 1.70 million rubles, a two-room apartment for 2.15 million rubles. Needless to say, you won’t find such prices in the nearest countryside, even in Shushary and Bugry.

True, housing here is almost everywhere rented without finishing - this is the local specificity. In Sertolovo-2 there is still a supply of turnkey apartments, but the price tag is already higher (besides, the houses will be rented next year): studios are cheaper than 1.9 million rubles. and one-room apartments cannot be found for less than 2.4 million.

There is also quite a lot of supply on the secondary market - you can find it on the BN.ru portal. At the same time, the price tag, which is quite natural, greatly depends on the year the house was built. 35-meter one-room apartments for 1.9–2.2 million rubles. are offered in panel houses dating back to Soviet times. The same area, but in new buildings, will cost at least 2.6 million rubles. And there are also 3.0-3.2 million.

– There were two factors that influenced the choice of the location where I live with my family. The first, of course, is the price. 55 thousand rubles each. per square meter (at this price we bought housing in Sertolovo) they offer either the very far south of the city, the border Leningrad region like Annino, or dubious projects with a dubious reputation as a developer.

The second factor is the Finnish model of suburbia. Two years ago we visited Helsinki (we lived 40 km from it). It was striking that among respectable Finns it is considered bad manners to live in the city. And the good thing is to separate work and housing at distances of up to 100 km. Actually, when choosing a residential complex, we wanted to try the same model - “green housing” with daily logistics to the final metro stations. Of course, this is a completely different type of personal activity - work, cultural, social, but together it is more environmentally friendly housing in every sense.
