Education, culture, sports In Kotelniki there is a branch of the Dubna University, three high schools, a children's art school, an industrial and economic technical school, the Druzhba sports complex, equipped with the latest technology, the FOC sports complex, the Health stadiums (Belaya Dacha), “Builder” (Silicate). There is a local history museum in the Belaya Dacha estate.

Sights Temple in the name of the Kazan Icon of the Mother of God (late 1670s - early 1680s). The tented bell tower (1837-1839, architect A. O. Gilardi) is one of the earliest examples of the pseudo-Russian style. Kotelniki today

Kotelniki is located southeast of Moscow, in the Lyubertsy district of the Moscow region. It adjoins the Moscow Ring Road on a section of 14–15 km at the junction with Verkhniye Polya Street. Directly borders on Moscow, Lyubertsy and Dzerzhinsky.

Conventionally, the city can be divided into 3 parts. The center of life of modern Kotelniki is located between the Kuzminsky forest park and the railway line, in the square of Novoryazanskoye and Novoyegoryevskoye highways and Zheleznodorozhnaya street, between two large shopping centers. Until recently, this was the largest shopping center in the capital region, "MEGA Belaya Dacha" in the southwest (on both sides of the Novoyegoryevskoye highway) and the Real-Castorama shopping center in the northeast (near Novoryazanskoye highway).

In this part of the city, next to “MEGA”, on the shore of the Kotelnichesky Reservoir, there is a park and the famous Belaya Dacha estate. Above it on the map (to the northeast) are the three main residential microdistricts today - Belaya Dacha, Kovrovy and Opytnoe Pole.

The second, approximately the same area, but the least developed part of the city today is located below the railway, between Zheleznodorozhnaya Street and Novoryazanskoe Highway. It has the shape of a triangle with the apex at their junction. Here in 2012, the first outlet center in Russia opened - Outlet Village "Belaya Dacha", a real shopping town with its own streets, squares and fountains.

In the upper half of this triangle is the former territory of the Belaya Dacha state farm, in the lower half is the village of Starye Kotelniki, built up with private houses. According to the general plan, all these areas will in the future be occupied by the new Belaya Dacha Park microdistrict. There is also a small Lyubertsy quarry turned into a lake, a park area and a cemetery.

The third part of the city, located slightly on the outskirts, is formed by the Silikatny and Yuzhny microdistricts. It is separated from the “promising triangle” by the Tomilinsky forest park.

Sights of the city of Kotelniki

  • The Nikolo-Ugreshsky Monastery is one of the quietest and most secluded places, ideal for family walks.
  • The Temple of the Kazan Icon of the Mother of God is an architectural monument of the late 17th century with a hipped bell tower; Patriarch Joachim took part in its illumination.
  • Monument Tank Motherland - on the pedestal there is a real copy of military equipment that reached Berlin.
  • The Belaya Dacha House of Culture is the main city venue where Kotelniki creative groups and visiting artists perform.
  • Temple of Victor the Warrior - built in honor of the early Christian martyr St. Victor of Damascus, opened in 2011. It became the first temple in the country built in memory of this saint.

Ambiguous position

From an environmental point of view, Kotelniki’s position is ambiguous. On the one hand, the city, like the filling of a sandwich, is located between the huge Kuzminsky and Tomilinsky forest parks. On its territory there are green areas, a reservoir and a lake (former quarry). Huge shopping centers are located near transport routes and do not cut through residential areas.

Unfortunately, the same cannot be said about industrial zones, which are also located inside urban areas. In Kotelniki there is an asphalt-concrete and asbestos-cement production, a carpet factory, a pharmaceutical enterprise, juice production, warehouse and logistics complexes.

Many townspeople believe that Kotelniki’s advantageous position, which attracts developers and builders, can play a cruel joke on the future inhabitants of its new picturesque neighborhoods. Environmentalists point out that the further development of the city as one of the fastest growing centers of residential development in the metropolitan region must be accompanied by the closure and relocation of manufacturing enterprises and the reclamation of industrial areas.

Another negative factor is the proximity of Kapotnya, where the notorious Moscow Oil Refinery is “entrenched.” Kotelniki is separated from it only by the territory of the huge Sadovod market and the Moscow Ring Road. There is no natural filter of green spaces between the refinery and the city. True, it is also necessary to take into account the peculiarities of the wind rose: the bulk of the emissions from Kapotnya are carried towards Lyublino and Maryino, as well as along the forest belt along the Moscow Ring Road.

Another “hotbed of environmental tension” in the neighborhood of Kotelniki is the city of Dzerzhinsky, where CHPP-22, a rocket fuel production plant and a number of other enterprises are located.

However, ecologists themselves have never named Kotelniki among the cities near Moscow with a particularly alarming environmental situation, and the most serious level of air pollution is still recorded in the central district of the capital itself.

If we compare the areas inside Kotelniki in terms of environmental friendliness, the most favorable situation is observed in the area of ​​​​the intersection of Novoryazanskoye Highway and Zheleznodorozhnaya Street, and the most attractive for settlement from this point of view are the Kotelnicheskiye Vysotki residential complex under construction and the Belaya Dacha Park microdistrict planned for development.

Kotelniki is located in the area between the Oka and Volga rivers, near the Mishcherskaya Lowland.

This area is a zone of mixed and deciduous forests, so it is home to its typical fauna - hares, squirrels, hedgehogs, foxes, wild boars and other animals.

The settlement is located in Central Russia in the temperate continental climate zone. During the winter season, there is generally moderately cold weather with stable negative temperatures, although thaws and periods of severe frosts often occur. The average temperature from December to February is -5-7°C.

In summer, warm weather prevails with average values ​​of +17+19°C; on some days there is hot weather, but periods of coolness are also possible.

City at the crossroads

This characteristic suits Kotelniki perfectly and conveys its advantageous position in terms of transport accessibility. The city is located near the large and modernized Volgograd interchange of the Moscow Ring Road. The most preferred route to Moscow and back is precisely because Volgogradsky Prospekt, which continues Novoryazanskoe Highway within Moscow, is no longer tightly locked, like its neighboring Ryazansky Prospekt. Therefore, the road from Kotelniki to the Third Transport Ring and back has become much faster: you can get there by car in about 20 minutes.

You can also get to the Moscow Ring Road through the interchange at MEGA, but the shopping mall makes its presence felt, so traffic jams happen here from time to time. The ring road itself also often moves slower than we would like in the afternoon in the southeast, so it may be more difficult to enter the city from there.

There are no critical traffic jams inside the city, but the inconvenience is that it is divided in two by the railway. There are only two crossings - on Novoyegoryevskoye and Novoryazanskoye highways. Kotelniks do not particularly need this cargo line, however, it serves CHPP-22 in Dzerzhinsky, and therefore continues to function.

The city has internal public transport routes, as well as connections with Lyubertsy and Kozhukhovo. The transport situation changed radically with the opening of the Kotelniki metro station on the Tagansko-Krasnopresnenskaya line in September 2015. Now it takes 5-15 minutes to get to the metro around the city, and 40 minutes to the center of Moscow. Eternal problems with the road to the Zhulebino or Vykhino metro stations are a thing of the past, and although these are the realities of literally yesterday, there is no point in talking about them now .

In 2017–2018, Moscow authorities plan to launch a transport hub of the same name near the metro station. For ease of transfer to various suburban bus routes, 13 metro exits will be built. In addition, interception parking lots will be built within the transport hub.

I moved to Kotelniki 20 years ago from the Ulyanovsk region for a banal reason - I needed money for the education of my children. My husband and I worked at a school, and we had 3 months of salary delays. I will say right away that my expectations were justified: my daughter went to the USA for language practice, acquired excellent English and is now teaching children herself. And my husband and I have found a wonderful place to live and a job we love - we are raising the younger generation.

With the move to Kotelniki, the song “Moscow Nights” began to sound new for me. I was amazed by everything: the quiet evenings, when “not even a rustle is heard,” and sandy forest quarries, and forest parks within walking distance. Thanks to my proximity to Moscow, I can visit my favorite places in the capital at any time - Sokolniki Park, Chistye Prudy, Red Square.

Kotelniki became a city only in 2004; previously it was an urban-type settlement as part of the Lyubertsy district. The village of Kotelniki was first mentioned in the 17th century, at which time our famous Church of the Kazan Icon of the Mother of God was built. In the temple you can see its main shrine - an ancient Kazan icon, presented as a royal gift for the consecration of the temple. In the first half of the 19th century, when the village belonged to the Golitsyn princes, the church bell tower was built. It was built according to the design of the famous architect of Italian origin Alessandro Gilardi.

In recent years, our city has been developing very quickly. Every year we have high-rise buildings, huge shopping centers and parks.

Now a lot of housing is being built in Kotelniki for every taste and budget - both near the metro and at the other end of the city - right next to the sandy Dzerzhinsky quarries. New buildings are very attractive in price. For example, a good “kopeck piece” can be bought for about half the price than in Moscow. At the same time, Moscow is here, literally across the road.

One of the incentives for such rapid development of the city was, of course, the opening of the Kotelniki metro station in 2015. Now residents of Kotelniki get to the metro in 5 to 15 minutes, and it only takes 30-40 minutes to get to the center of Moscow by metro. Problems with the road to Vykhino and assaults on overcrowded carriages are a thing of the past.

In terms of transport accessibility, the city is located very well, unlike many other cities near Moscow. Kotelniki stands at the interchange between Volgogradsky Prospekt and the Moscow Ring Road, which is very convenient for getting onto Volgogradsky Prospekt and going to the center. By car you can get to the Third Transport Ring in about 20 minutes. Of course, there are traffic jams, especially on the Moscow Ring Road in the shopping and Mega area.

Public transport runs well and connects Kotelniki with Lyubertsy, Dzerzhinsky, and several stations of the Moscow metro. I can say for sure that it has become very convenient for residents of Kotelniki to travel to work or study in Moscow.

There is only one “but”: there is practically no connection between the microdistricts of Kotelniki itself. Sometimes children from one microdistrict cannot get to another for classes, because there are simply no such routes.

I was very surprised by the figure - about 900 different enterprises and organizations operate on the territory of Kotelniki. This includes the production of building materials and metal structures, the food industry, light industry, electrical engineering and chemical industries.

We have many retail enterprises, the largest of them are the Mega Belaya Dacha shopping and entertainment complex, where there are Auchan, Ikea, Stockmann and others, the Outlet Village Belaya Dacha, the Globus hypermarket, Castorama.

But the most famous and large company is agro. When you hear the word “Belaya Dacha”, everyone has an association – crispy salads and vegetables. By the way, this year the agricultural company will turn 100 years old.

The history of Belaya Dacha began in 1918, when an agricultural artel was created on the lands of the former estate of the Arshenevsky nobles. In Soviet times, the agricultural company became very famous; it served the Kremlin, for which it was popularly called the “Kremlin bed.” In the 60s, the Belaya Dacha state farm was visited by the 1st Secretary of the Communist Party of Cuba, Fidel Castro.

In the restored Belaya Dacha estate there is a very interesting museum where you can learn about the history of the agricultural company and vegetable growing in general. On the ground floor there is a reception house “Belaya Dacha”, and next to the estate there is a landscaped park where townspeople relax.

In Kotelniki you can easily find work in many specialties. Our young people willingly go to work at Mega - there are many vacancies there for the position of sales consultant or in a fast food chain. My son works there too and he really likes it. There are also many vacancies in the Belaya Dacha outlet, as consultants in fashion clothing and shoe boutiques.

“Mega” for city residents has long been a home place, where mothers walk with their children in winter, hide from the heat and dust in summer, and teenagers meet after school. Many families spend the whole day there and don’t understand why they should go anywhere else. The whole family goes to Mega to play bowling and watch a movie. My husband loves Ikea, where you can get steamed fish and their signature meatballs. We celebrate family celebrations there in a Greek restaurant, and sometimes we just pop in for a snack at lunchtime.

My work is closely related to the social sphere, with older people and children, including those with disabilities. Therefore, it is important for me that volunteers from Auchan help us with organizing celebrations for children and veterans, Mega employees help with the renovation of the playground and other issues, we have cooperation programs with both IKEA and the Real hypermarket "

The problems of Kotelnikov are similar to the problems of other cities near Moscow. In Kotelniki you can get a good education: there are three public schools and three municipal kindergartens in the city. Although, with population growth, there may not be enough places for everyone, so parents take their children to Moscow, Lyubertsy or Dzerzhinsky. Fortunately, everything is nearby.

Things are not going well with medicine. Many complain about the lack of specialists, equipment and the inability to pass some tests, so they are served in neighboring Lyubertsy or Moscow. I recently encountered this myself; I needed an ENT specialist and a gastroenterologist, but there was no opportunity to contact them in Kotelniki. The city does not have its own inpatient hospital - they are sent to neighboring cities. There is no emergency room, and only a few teams work at the city ambulance station.

There are also problems with housing and communal services. The city does not have enough playgrounds, the roads are not in the best condition, and recreation areas for residents are not equipped everywhere, for example, at the Carpet Factory.

They say that Kotelniki is almost the leading city in terms of the number of migrants due to the proximity of the Sadovod market. But this situation is developing in many districts of Moscow and in other cities in the near Moscow region. In fact, the situation in different microdistricts is different. I don’t see anything outrageous here and I’m just enjoying life.

Eco-thrust and promotions for veterans

Several years ago I developed the project “Centaur Ecological Trail”, which won the gubernatorial competition “Our Moscow Region”. The trail passes through all the natural and historical attractions of Kotelniki - these are the Tomilinsky and Kuzminsky forest parks, lakes and sand quarries, the Temple of the Kazan Icon of the Mother of God, city monuments, the Belaya Dacha history museum and much more. Citizens and guests of the city walk along this path year after year, learn a lot of new things and are imbued with the desire to make their city even better.

We have extraordinary people living here - WWII veterans and home front workers who are happy to come to meet children. Among them is Dmitry Mikhailovich Yachmenev, an honorary citizen of the city of Kotelniki. During the Great Patriotic War, he served in units of the People's Commissariat, then was a sniper, then a gunner in an anti-aircraft regiment. He met the news of the Victory in Japan.

We try to organize events for veterans at least three times a year - on Older Persons Day, February 23 and May 9. For the first time this year, a very beautiful and touching patriotic event took place in our city - on the eve of Victory Day, residents spelled out the word “Thank you” from thousands of lit candles.

Life and work in Kotelniki

The social infrastructure of the fast-growing city currently remains largely underdeveloped. The municipal Kotelnikovskaya city clinic has 5 departments:

  • Microdistrict Silikat, 42 - joint services for children and adults;
  • 2nd Pokrovsky proezd, 6 building 2 - joint services for children and adults;
  • Kovrovy microdistrict, 12 - adult department;
  • Kovrovy microdistrict, 26 - children's department;
  • Microdistrict Silikat, 12a - dental department.

The total capacity of all departments is unknown, but conclusions can be drawn from the capacity of the main department (Silikat microdistrict, no. 42), capable of receiving only 350 patients per shift. Of the 5 departments, only 2 are located in their own two-story buildings, the rest are in the lower floors of residential buildings.

Many city residents complain about the lack of specialists, equipment, queues and the inability to take some types of tests for free. Many are served in Lyubertsy, where medical facilities are better equipped. Kotelniki does not have its own hospital. There are only 3 teams working at the city ambulance station.

The situation with schools and kindergartens is no better. There are 3 public schools, 3 budget kindergartens, 3 autonomous and 1 non-state in the city. There are not enough places, children study in schools in 2 and even 3 shifts, and there is a shortage of teachers. Developers are building housing much faster and more readily than social buildings. Many children from Kotelniki found their school and kindergarten in neighboring Lyubertsy.

But finding a job in Kotelniki is not a problem. In addition to the listed large shopping centers, the city has many small, as well as individual shops and service enterprises. There are several large car dealerships and technical centers, warehouse terminals. Industry, as mentioned above, is also developed. Finally, you can find work in Lyubertsy, Dzerzhinsky or Moscow, fortunately all this is located close by.

Entertainment, traditionally, is also associated with shopping centers. First of all, this applies to the multiplex cinema, bowling alley, indoor skating rink and attractions at MEGA.

The city has several sports and fitness centers, there are 2 stadiums, swimming pools, 2 sports schools, various sections and a football club. You can go for a walk in the Belaya Dacha Usaba Park, Kuzminsky or Tomilinsky forest parks. There is a boat station and a beach on the shore of the former quarry.

Within the city there are 2 active Orthodox churches.

Economy and industry Kotelnikov

There are over 900 organizations of various types operating in Kotelniki. Geographical proximity to the capital opens up great prospects for the development of many industries and trade. On its territory there are enterprises of the chemical (CJSC Yara), construction (Crismar LLC), food (Belaya Dacha Trading CJSC), electrical engineering (Delsot CJSC) industries.

The city has an agricultural sector, which is one of the leading enterprises in the Moscow region for the production and processing of agricultural products. Also in Kotelniki there are several large retail stores, “Auchan”, “Mega”), and a large automobile complex “Avtogarant” was built on Novoryazanskoye Highway.

Secondary housing market

It is represented mainly by investment apartments in recently built and commissioned residential complexes. This is one of the advantages of Kotelniki - the urban development here is dominated by relatively new houses, and a significant part of them are new buildings from the 2000s, which can be considered without adjusting for wear and tear and a drop in cadastral value.

“At the moment, about 1,200 secondary apartments are on display on the Kotelnikov market. Offer prices start from 3.5–4.5 million rubles (one-room apartments in standard five-story buildings, brick and block houses in the Kovrovy microdistrict) to 9.5–10 million rubles (3-room apartments in 17-story monolithic buildings, yesterday's new buildings).

The structure of the secondary market is as follows: about 45% of apartments are in panel houses (mostly modern, above 5 floors), another 50% are monolithic and monolith-brick (modern houses). Block houses and Stalin buildings are in the minority,” comments Igor Rogulin, general director.

According to the specialist, the housing stock in Kotelniki has been significantly updated over the past 5–7 years. This circumstance, as well as the construction of a metro in the city, was reflected in prices. If in September 2013 the average price of 1 square meter of secondary housing in Kotelniki was 99 thousand rubles, now, by the end of 2015, it is about 113 thousand rubles.

Thus, we can say that the city’s secondary real estate is clearly overvalued, so the feasibility of its acquisition seems doubtful, especially considering the good selection of interesting primary offers in the range of 80–100 thousand rubles per square meter.

If we talk only about Soviet buildings, then these are mainly houses from the 60s and 70s of the last century. Such housing stock is located in three “enclaves” - in the Silikat and Yuzhny microdistricts, Belaya Dacha (between the park and the Kuzminsky forest) and Kovrovy (in the area of ​​the Druzhba stadium). The proposals here are even less adequate.

So, for a two-room apartment with an area of ​​45.5 m² with a kitchen of 6 m² in a five-story house built in 1970 in the microdistrict. The carpet owner is asking for 4.5 million rubles (99 thousand per square meter). In the neighboring house they want 4.35 million for 40 m² (109 thousand per square meter). And for a 45-meter two-room apartment in a nine-story building built in 1975 in the microdistrict. Silicate already costs 5.2 million (115.5 thousand per square meter).

A real “cauldron” of new buildings

Today, Kotelniki is considered one of the fastest growing residential areas in the Moscow region. In the last few years, about 500 thousand square meters of new housing have been built here, and about 600 thousand more are planned to be built before 2021. Currently, housing is being sold in five new residential complexes.

The name of the residential complex exploits the glory of the high-rise building on Kotelnicheskaya Embankment in Moscow. According to the architects’ plan, the concept of “Kotelnicheskie High-rises” will embody the spirit of the Stalinist Empire style, which is well known to Muscovites.

The complex forms a separate microdistrict, conveniently located at the intersection of Novoryazanskoye and Dzerzhinskoye highways, a 10-minute walk from the Kotelniki metro station. It will be located on an area of ​​18 hectares, where 4 monolithic brick 17-story residential buildings with underground and surface parking for 400 and 2800 cars, respectively, will be erected. Please note: apartments in the residential complex are sold by developers and the land owner (therefore, there are two sales offices in the construction area). The developer's prices are slightly higher, but they are sold under the DDU, while the land owner's prices are based on an assignment of rights agreement.

A business class residential area next to the Kuzminsky forest park and 5 minutes from the Kotelniki metro station. It will consist of 8 monolithic brick buildings of variable number of storeys - 16–22 and 15–24. The design and decoration of the entrance groups were developed by the Canadian bureau allSpaces. The design of the facades will imitate trees and sea scenes.

There are 2 types of housing in the block - apartments and apartments. The apartments are rented unfinished, some of the apartments are ready to renovate and have a built-in kitchen. All residential premises will have high ceilings, spacious kitchens, and two-room apartments will have two bathrooms. A two-level garage with 800 spaces is provided; construction of a kindergarten, playgrounds and sports grounds, and arrangement of recreation areas are planned.

The cost of housing is higher than the market average, which corresponds to the concept of the quarter. One-room apartments with an area of ​​38 to 79 m² are sold for 5.6–8.7 million rubles, two-room apartments (64–128 m²) for 7.3–12.3 million, three-room apartments (81–162 m²) ) - for 11.3–18 million. The average price per square meter is 130 thousand rubles, the most affordable offer (88 thousand and kopecks) is in the segment of two-room apartments.

At the moment, the first two buildings have been erected, two more are under construction. Commissioning is scheduled for the end of 2015.

Residential complex "Orange Park"

Project of the PIK Group in the microdistrict. Experienced Field, next to Belye Rosy. Monolithic buildings 15–30 floors high. The project provides 19 different layout options for small apartments with one, two or three rooms, as well as studios; larger windows; horizontal wiring of the heating system. 4 monolithic brick buildings 15–17 floors high on the edge of the Tomilinsky forest park. There is a pond and lakes nearby. The disadvantage is the location and distance from the metro, transport hubs and city infrastructure.

A low-rise business-class residential complex, which includes both apartment buildings and townhouses - a total of 9 buildings. Located on Yanichkin Proezd, between the village of Starye Kotelniki and the former territory of the Belaya Dacha state farm. It is the first phase of the new promising microdistrict Belaya Dacha Park, which has not yet begun to be built up.

In total, the offer includes 162 apartments, more than half of which have already been sold. These are studios, one-, two- and three-room apartments with a ceiling height of more than 3 m. The footage starts from 34 m², the maximum area is 92 m² for apartments and 224 m² for townhouses.

All buildings have been handed over, some are already being occupied and property is being registered.

The cost of apartments varies from 5.7 million rubles for a small one-room apartment with an area of ​​35 m² to 24 million for a 228-meter townhouse. A square meter costs from 106 to 163 thousand rubles.
