Hello dear readers. Today I will let you into my life. I’ll tell you about a small but vibrant city, which is located in the Vsevolozhsk district of the Leningrad region. This is the city of Kudrovo. That's where I live, as you already understand. And, of course, I want to tell you about the life of this young city, how it lives and what it breathes. I think this article will be of interest to those who are planning to move to the Northern capital or the Leningrad region.
As you know, it received city status recently, in 2021, and before that Kudrovo was considered a village, although the construction was no longer village-like.
Where is it good to live in the Leningrad region?
Let’s try to understand this issue by paraphrasing the title of Nikolai Nekrasov’s famous poem, “Who Lives Well in Rus',” which begins like this:

And we will begin, so, Murino VS Kudrovo - why these 2 famous cities in the Vsevolozhsk region are loved and why they are criticized.
It is worth noting that this particular area is confidently breaking records for the number of people living and the number of housing complexes under construction.
Construction
In December 2006, the first stone was laid for the foundation of the city of Kudrovo[31].
In February 2008, construction of the New Okkervil microdistrict began. Construction is being carried out in six stages[32]. The new street, on which new buildings began to be addressed, was called Leningradskaya[33].
In the fall of 2009, construction began on the “Seven Capitals” residential neighborhood.
On October 2, 2010, in front of the New Okkervil microdistrict under construction, the grand opening of the Okkervil Park took place[34].
Since 2011, construction has been underway on the residential complex “Capital”[35] and the residential complex “Vesna”[36].
Since 2012, construction has been underway on the residential complex “Austrian Quarter”[37], “Progress”[38] and new phases of the residential complex “Seven Capitals”.
In total, 11 residential complexes are being built in the village of Kudrovo, construction is carried out by 8 construction companies[39]
Murino
The city of Murino is located in the western part of the Vsevolozhsk district on the border of St. Petersburg and the Leningrad region, near the only metro station in the Leningrad region - “Devyatkino”.
Brief history of Murino
Murino is an ancient city. Presumably, in the 9th-12th centuries AD there were already settlements of Finno-Ugric tribes here. The village of Murino has become documented in the second half of the 17th century - the first cartographic mention dates back to 1676. On the Map of Ingria: Ivangorod, Yama, Koporye, Noteborg. 1676 year of publication - the village of Murino appeared.
The territory of modern Murino has long been controversial in Russian-Swedish conflicts. Only in 1721, after the conclusion of the Peace of Nystad, this land was finally assigned to Russia.
Murino in our time
Until the end of the twentieth century and until the 19th year of our century, Murino was known as a village. But it developed dynamically and was rebuilt mainly with residential areas. In 2013, Elena Palchevskaya, commercial director of the Mavis investment and construction group, predicted:
In five years, Murino will become a cozy, residential area, with attractive and modern architecture, new roads and utility networks, developed social and commercial infrastructure. A “fresh” living environment will appear, where there is no place for depressive “Khrushchev” apartments with dysfunctional neighbors, where going for an evening walk is pleasant and safe, because people of the same social status with similar interests will settle in the area. The population of Murino will be mostly young, with an average age of 30-35 years. These are people with an active lifestyle who strive to create and maintain comfortable space in their homes and yards.
In 2014, the 265th anniversary of the village of Murino was celebrated. In honor of this event, the monument “Bears for Bear” was erected. In 2016, the village of Murino was officially divided into microdistricts - Central, Western and Eastern. On April 26, 2021, the village of Murino received city status. So, what is the city of Murino today?
Currently, active development is underway in Murino, new territories are being developed, multi-storey economy-class buildings are being built, mainly using a monolithic system.
Advantages of Murino
A huge advantage of Murino is the presence of its own metro station. “Devyatkino” is the only station of the St. Petersburg metro, which is located on the territory of the Leningrad region. The only metro station in Russia built in a rural area that later became a city.
In the fall of 2021, Murino residents received an interchange with the ring road, which made it easier to get to the highway; now it can be done in a couple of minutes. By 2023, the first stage of a transport hub, as well as a bus station, a public transport stop and a shopping center, should be built in Murino. Elena Palchevskaya emphasized:
What there definitely won’t be a shortage of in Murino is all kinds of service and entertainment enterprises: shops, cafes, banks, beauty salons, sports centers.
A large number of different stores have already opened in Murino, including the Lenta hypermarket, and service establishments are operating. On the ground floors of many residential complexes there are grocery and hardware stores, cafes and fast food, beauty salons and pharmacies. There are a lot of bakeries and farm shops.
The Okhta River flows through Murino. To the east of the area there is a forest area. There is a park in Western Murino.
Transport accessibility is very good, junctions were recently made with access to the Ring Road, there are no traffic jams. Highways 41K-065 (St. Petersburg - Matoksa) and A118 (Ring Road around St. Petersburg) pass through the city.
The Devyatkino railway station is also located nearby, from where you can get to the Finlyandsky station, or to any station in the Priozersk direction, such as Toksovo, Orekhovo, Losevo, Priozersk and others.
Disadvantages of Murino
The situation with parking in Murino is not going well yet. Residential complexes have surface parking, but there is not enough of it. The pair of parking lots built in the city are not in demand among local residents.
At the beginning of 2021, there were about 25 kindergartens, including private ones, and 4 schools in Murino-Devyatkino. There are 2 hospitals (outpatient clinics) in Western Murino. Comprehensive medical care is at the design stage.
From the West, Murino is surrounded by fields with rye in summer, and with snow in winter. There is not enough greenery in the city. On the Eastern side there is a small Murinsky Park - the only green area. But there is no large park for walking. There are also no special areas for walking dogs.
Murino's assessments according to the main criteria using a 10-point system
- Ecology: 6 out of 10 (few parks, highways 41K-065 and the Ring Road pass through the city).
- Densely populated: 7 out of 10 (there is room for expansion).
- Transport accessibility: 7 out of 10 (there is a metro, there are entrances to the Ring Road, parking is bad).
- Affordability: 9 out of 10 (proximity to St. Petersburg).
- Infrastructure: 5 out of 10 (there are grocery stores, but there are still not enough other infrastructure facilities).
If not all the infrastructure has been created yet, then Murino still has everything ahead, as they write in the media:
Murino will become a real island of happiness for those who want to raise children in an environmentally friendly and comfortable atmosphere. After all, all conditions for growth and harmonious development have been created here for them.
Parnassus
This area became the first of the new locations that began to be actively developed in the 2000s. The most extensive territory here is occupied by the blocks of the Northern Valley residential complex, which continues to grow upward and wider.
pros
This location, unlike the other two, belongs to St. Petersburg, and not to the Leningrad region. Residents of Parnassus have city registration. This simplifies the use of budgetary municipal services, for example, clinics and kindergartens. Plus, city benefits and benefits are slightly higher than regional ones.
The undoubted advantages of the location include the presence of its own metro station “Parnas”. In half an hour you can take the blue line to Nevsky Prospekt. In addition, public transport runs well around the area, which is also thanks to the fact that it belongs to St. Petersburg. Buses run from the metro station to suburban destinations, for example, to Priozersk and Vyborg.
The area has convenient access to the Ring Road, which will appeal to motorists. Parnassus has a well-developed shopping and entertainment infrastructure. Not far from the residential complexes there is the Mega Parnas shopping center, the OKAY hypermarket, and the Grand Canyon shopping center with a cinema, restaurants, a children's amusement park, and an ice skating rink. There is a three-story fitness center next to the metro.
Minuses
The main disadvantage of Parnassus is its ecology. Previously, there was a landfill on the site of the area, which partially remained near residential buildings. Now construction materials are taken to the trash; it is not dangerous for residents. But such a neighborhood looks dubious. Not far from the residential areas there is the Parnas industrial zone. It mainly operates food production, which does not pollute the air and is not harmful to residents.
There are almost no trees in residential areas. But close to the residential complex there is a large Shuvalovsky park. The Storozhilovka River flows through the park, into which wastewater from wastewater treatment plants in the village of Torfyanoe flows.
There is a severe shortage of parking spaces in Parnassus, which is why residents park on sidewalks and lawns. New residential complexes are being built here taking into account the necessary parking. But not all apartment owners can afford to purchase a place in them.
Real estate prices
On average, in Parnassus the cost of a square meter of housing is 112 thousand rubles. A studio in a house under construction can be purchased from 2.2 million rubles.

Kudrovo
The city of Kudrovo is also located in the Vsevolozhsk district of the Leningrad region. There are only versions about the origin of the settlement.
Brief history of Kudrovo
In the Scribe Book of the Vodskaya Pyatina of 1500, among the villages of the Spassky Gorodensky churchyard, a certain Kudrikovo is listed. According to one of the versions expressed by the director of the Vsevolozhsk State Museum of History and Local Lore M. S. Ratnikov, the village “Kudrovo was first mentioned in Novgorod scribal books of the 15th century.”
The village received its name much later, presumably after the surname of a certain landowner Kudrov, who allegedly owned an estate here. And, indeed, in the center of Kudrov, on the banks of the Okkervil River, the remains of a landowner’s estate have been preserved. It was a two-story stone house, with 3 parks going down to the river. But this version has not found expert confirmation.
The first cartographic mentions of any buildings on the site of the future Kudrov are the Winery on the map of the St. Petersburg circumference of 1810 and the Poltoratskaya Vodka Factory on the map of F. F. Schubert for 1834.
It is known that the widow of Mark Fedorovich Poltoratsky, Agafokleya Alexandrovna, at the beginning of the 19th century owned an estate consisting of 2 manors: Okkervil (“Poltoratskaya Dacha”) and Kosaya Gora manor, located on the site of modern Kudrovo.
According to 1990 data, the village of Kudrovo was part of the Zanevsky village council. On June 28, 2021, the village of Kudrovo received city status.
Advantages of Kudrovo
The city is located in the southwestern part of the district and directly adjacent to the eastern border of the Nevsky district of St. Petersburg. Thanks to its location close to the eastern border of St. Petersburg, inside the Ring Road, 2 kilometers from the Ulitsa Dybenko metro station, Kudrovo is one of the closest suburbs of the Northern capital.
To the east of it runs the A118 highway (Ring Road around St. Petersburg). The distance to the administrative center of the settlement is 3.5 km. The distance to the nearest railway station “Zanevsky Post” is 3 km.
It takes about 25 minutes to walk from the metro station to residential buildings. Just like from Murino, Kudrovo has its own exit to the Ring Road. You can get to St. Petersburg from Kudrovo along 3 highways.
In 2006, in the southern part, at the intersection of the roads: A118 Ring Road and M18 Murmansk Highway, a shopping and entertainment center was opened, which is the main point of attraction with shops and entertainment centers, cinemas and other leisure places.
The Okkervil River, the left tributary of the Okhta, flows through the city. On the banks of the Okkervil River there is a park equipped with walking and cycling paths, playgrounds, and a beach.
At the end of 2021, 2 fire stations have been built and the construction of a clinic with an area of 6500 m2 is being completed.
Disadvantages of Kudrovo
There are 27 kindergartens in Kudrovo, most of which are private. In 2012, a private kindergarten with a swimming pool opened in the New Okkervil residential complex. At the end of 2021, only 10 municipal kindergartens were put into operation.
There are only 3 schools in Kudrovo, the largest of which is the school-technopark.

- Infrastructure: 6 out of 10 (near Mega-Dybenko, but few kindergartens, schools, no clinics).
Murino or Kudrovo?
As it becomes clear, both cities are developing, they have the same shortage of gardens and parks, places of recreation and entertainment, not enough medical institutions, few kindergartens and schools, no museums and libraries, as well as other necessary cultural and social infrastructure.
Many Murino and Kudrovites work in St. Petersburg. These settlements can be called cities of youth, where the average age of residents is 25–45 years. You can often see mothers walking with strollers in them. There are a lot of families with children. These are the cities of the future. “There will be a garden city here!” they say on the “Bench”:
Let's remember Kupchino in the late 60s and 70s. It was also a new building. And then they pointed their finger at the nondescript concrete houses and criticized the remoteness. 50 years have passed and where is all this?
Both cities are close to the Northern capital, and housing prices in them are still more affordable for a large circle of St. Petersburg residents and Russians. But the choice is yours. And since the question arises about Murino or Kudrovo, it means that there is a demand for both, and it will increase. And the cities will develop and they will become full-fledged cities, where many, many people will want to live.
Which means they are both good! And it’s up to you to decide where the big deal lies! This is our positive conclusion.
